When I first visited #Kewgardens in the late 80"s, fresh of the plane as a french tourist, law student soon to drop out, yearning to spend my life as a globe trotter, I found there, to my surprise a slice of a certain landscape I was used to, the settings seemed familiar to me, and the atmosphere comforting.
Simply, it reminded me of a delightful town in Alsace by the name of Colmar I visited as a child with my parents on those lovely Sunday Drives. So,I decided to move there in 2002 with my 2 daughters.
Nowadays, I am very bias to Kew Gardens, I have even convinced a few customers to become my neighbors, and so far no complaints.
I actually was able to move a lady from Manhattan to a co-op apartment close to the LIRR station. The location is perfect, it is at the cross road of major highways ( Grand Central Parkway, Jackie Robinson, Van Wyck Expressway), and is served by Union Turnpike's subway station on the E and F line.
#KewGardens is still a kept secret among NY neighborhood, it has not acquired the status of being trendy or "in", it has not attracted flocks of Hipsters and the so-called "In-crowd" yet, but it offers some of the best lifestyle and tranquility at a fraction of what one can afford in other affluent NYC neighborhoods.
Instead of crowded commercial strips with franchise clothing stores and brand name restaurants, #KewGardens tenders to its residents with a cinema playing independent and foreign movies, a beautiful park spreading from Union Turnpike to Brooklyn among other quaint eateries and a pottery place. Shopping is limited to Metropolitan Avenue and Lefferts Blvd and a couple of shops on Austin Street, but all of everyday necessities is available, you can even find a Health Food store that specializes in organic and natural products, among the banks, drugstores, food markets and "Mom and Pops" establishments.
#KewGardens has a wonderful history, and was home to a number of celebrities: George Gershwin lived here once, Charlie Chaplin used to own a house on Mowbray Drive and Jerry Springer parent's rented an apartment at the Roger Williams across from the post office when they moved to New York from Europe.
To add to its small town charm, I read in article a few months ago stating that Kew Gardens' crime rate was lower than the national average! The only public school here is PS 99, is well sought after by parents, in addition to its gifted program it supplies education for children interested in Law.
Because my life revolves around anything #RealEstate related , I cannot omit to discuss housing trends and availability in the neighborhood. If I am not mistaken, single family homes compose the majority of dwellings in the area, and I observed that the closer to Forest Park the more expensive the home. You may expect to see sales prices well above a million dollars for a large detached home , with styles varying from Colonials, a few #Victorians, #classicTudors and a couple of Mediterranean style houses. East of Lefferts Boulevard prices are more moderate and a 3 Bedrooms, 2 bathroom detached home will fetch you around $ 550,000 , they are simpler adobes and their sizes do not not diminish the quality of life experienced in this part of town.
The other large offering of dwellings consists of #co-ops, most of them pre-war, with large apartments, high ceilings, large windows and in some cases with doorman. A one bedroom co-op apartment starts at an average of $170,000 up to high $200,000 's depending on the building and a 2 bedroom unit ranges from $250,000 to $400,000. There are a few #condo buildings , mostly newer constructions or conversion of older apartment buildings and of course a large array of rental buildings, by large, well kept and with dedicated and friendly supers.
Vacancies are sparse in the neighborhood and demand is high, once people move in they are there to stay. Because of its proximity to all the NY Airports and easy accessibility to all infrastructures , combined with safety, #KewGardens is the area of choice for Airline personnel, and on a daily basis you may encounter groups of trotting stewardesses and dashing pilots off to work.
#KewGardens is a small oasis in the middle of the city, undiscovered, pristine and thanks to the recent tightening in city zoning, those beautiful houses may remain for a long time to come.
